First Nationwide Bank sought to reduce its corporate occupancy costs by consolidating its “back office” operations located in various locations throughout San Francisco into a co-located office campus in the Sacramento market. The space requirements for First Nationwide Bank was for a total of 350,000 sq. ft. of Class A office in five buildings situated on 25 acres. There was an opportunity to purchase a mostly vacant business park totaling 120- acres from Union Pacific Railroad and capitalize on future development opportunities.
After identifying the site, the Bank needed assistance in “packaging” the overall development program, including supporting financial justification, to obtain favorable approval from Ford Motor Company Board of Directors.
